2011 Impreza Outback Sport leaking oil onto cradle

I'm looking at buying a 2011 impreza outback sport. It has an unidentified oil leak that is ending up on the cradle under the englne that the power steering rack is connected to. I am worried this car might be in need of more repair than I am paying for the car out of the gate.
It's at 115K miles, and he hasn't done the timing belt yet either. And it's missing an AC belt, but he says it worked last year.

Bring it to a shop and have a qualified Technician inspect it before the purchase.
